How’s a Lease Option Work?

So how does a lease option or rent to own home arrangement work? It’s similar to renting a home in that you pay a deposit and a monthly fee. Usually you pay an amount to secure the lease option which gives you the right after some period of time to purchase the home at a price agreed upon before moving into the home.

What are the benefits of a Lease Option?

There are several potential benefits of considering lease option homes in Utah also known as rent to own homes in Utah. The lease option gives you the ability to move into a home and save the down payment required by traditional loans. It also allows the lease option holder to capture any capital gains appreciation which would provide the additional benefit of helping the lease option holder qualify for better loan terms, such as a lower down payment, since the lease option holder can show the bank the positive equity in the house already.
